We hope you’ll enjoy your stay! Our policies are intended to keep guests safe and enhance everyone’s experience. We thank you for staying with us and keeping a family-friendly atmosphere!

Camping check-in 2 PM / check-out 12 PM
Cabin check-in 3 PM / check-out 11 AM
River Rentals arrive 15 minutes before your shuttle time.

GENERAL POLICIES

By accepting these terms and conditions, I, hereby acknowledge that I will inform all occupants, family members, and guests about these terms and conditions and that all such individuals agree to be bound by and comply with these terms and conditions.

SAFETY: Guests must be responsible for any minors in their party. On-site swimming pool and river, pose serious safety risks to children, those who cannot swim, or who are not very strong swimmers.

QUIET TIME: Quiet Hours 10 PM to 8 AM along with normal consideration for others.

POOL: Swimming is included with your campsite or cabin reservation. All guests of campers/cabins must purchase a day pass for swimming. Please see the pool policy for more information.

FIRE RINGS & WOOD: Keep fire rings in their location. If the fire ring is moved and results in a new burn spot, you will be charged a $50 fee. Please do not burn trash of any kind. Firewood may be purchased at the office.

PERSONAL VEHICLES: The speed limit is 10 MPH. ATVs, UTVs, and golf carts are not allowed.

PETS: Two dogs maximum per site. All dogs must be friendly, quiet, cleaned up after, vaccinated, on a leash, and with their owner at all times. Excessive barking will not be allowed. Pets are not allowed in the swimming pool or beach area but you may take them swimming in the Upper Iowa River.

PARK USE: Firearms, fireworks, over-intoxication, and disorderly conduct will not be tolerated. No kegs allowed. Cigarette butts must be disposed of properly. Please do not chop, hang on branches, or nail/screw any item to the trees.

Please note: Prices are subject to change without notice. All rates are subject to State and Local taxes. If policies are not adhered to, you may be asked to leave without a refund. Commercial video/photography is conducted here. We reserve the right to use any photograph or video taken at Upper Iowa Resort for marketing purposes.

CAMPING POLICIES

We do our best to keep the campground clean and the lawn healthy. Sites are inspected after checkout.  

  • Move rugs or tents every two days to protect the grass. 
  • Do not dump grease on the lawn or move the fire ring. 
  • Remove all trash from your site before departing. Dumpsters are located near the entrance.
  • Items/trash left behind and damages to the site will be assessed and charged to the card on file.

CAMPERs/RVs: One camper per site. If the site has a gravel pad, the camper must park on it. No rugs on sites with a cement pad. Rugs may be used on other sites as long as you roll them up every two days to protect the grass. Dumping greywater is not allowed. 

DUMP STATIONS: One at the entrance to the campground and one located next to the back bathroom. Paper products only. No personal hygiene products. During an extended stay, we have a honey wagon if you need to have your tanks emptied. The honey wagon only runs during the week. Please inquire at the office.

TENTS: Tents need to be moved every two days to protect the grass. You may put a tent on a site for your children, otherwise, additional tents will pay an additional tent fee of $20 per night.

CABIN POLICIES

Smoking is not allowed in any of the cabins. Violators will be charged $250. Please place all the furniture back in the arrangement in which you found it. Any damage or missing inventory that occurs during your stay will be charged to the card on file.

PETS: Pets are not allowed in cabins 2 or 5. Pets are allowed in cabins 1, 3, and 4 for $50 per stay for up to two pets. Pets must remain in a carrier or kennel if you are away from the cabin. Damage caused by pets will be charged to the card on file.

MATINENTCE: We can not guarantee against mechanical failure of heating, air conditioning, wifi, or other appliances. Please report any inoperative equipment to us immediately. We will make every reasonable effort to have repairs done quickly and efficiently.

CANCELLATION POLICY

Campsites and Cabins: A non-refundable deposit of 25% is due upon booking. If the reservation is canceled between 8 to 14 days before check in, the fee is an additional 25% of the reservation amount. If the reservation is canceled between 1 to 7 days before check in, the fee is an additional 50% of the reservation amount. Cancellations 24 hours or less and no shows are charged the full amount of the reservation. No refunds for early departures.

The policy is in place regardless of weather, natural disaster, facility shut down by federal/state/local agency, and other uncontrollable/unforeseeable situations such as but not limited to; COVID 19, virus/communicable disease, and disruptions in the public water supply.

POOL POLICY

Swimming is included with your campsite or cabin reservation. All guests of campers/cabins must purchase a day pass for swimming. A day pass is $5 per person.

The pool does not have a lifeguard. Swim at your own risk. Children must have adult supervision. Pets are not allowed in the pool. No glass containers. Please keep the pool and picnic area clean. After-hours swimming is not allowed.

RIVER RENTALS

Canoes, kayaks, and inner tubes are sent out in working order. If canoes, kayaks, inner tubes, life jackets, or paddles are damaged during your use, you will be responsible for paying for that damaged or lost item. Deposits are required if you are not staying at the campground. Deposits are non-refundable. The only exception is if we are unable to send rentals out due to river or weather conditions. In that case, deposits will be refunded.

RELEASE, INDEMNIFICATION, AND HOLD HARMLESS AGREEMENT

The owners, management, and employees of this campground are not responsible for any damages, including actual damages, incidental damages, or consequential damages that may occur to any property, including campers, recreational vehicles, and motor vehicles due to any of the following:  weather events, flooding, freezing, mudslides, erosion, fire or other acts of God. Campers and visitors understand that camping and water activities can be hazardous activities and that the campers and visitors are engaging in these activities at their own risk. Campers and visitors are expected to have adequate insurance coverage for any activities and all property. You understand that you are camping at your own risk.

Upper Iowa Resort (hereinafter collectively referred to as “Releasees”)

  1. I acknowledge that participating in campground activities involves known and unanticipated risks which could result in physical or emotional injury, paralysis or permanent disability, death, and property damage. Risks include, but are not limited to, broken bones, torn ligaments or other injuries as a result of falls; burns from campfires; drowning in pools or other bodies of water; falls from play equipment or caused by uneven surfaces. 
  2. I expressly accept and assume all of the risks inherent in this activity or that might have been caused by the negligence of the Releasees. My participation in this activity is purely voluntary and I elect to participate despite the risks. In addition, if at any time I believe that event conditions are unsafe or that I am unable to participate due to physical or medical conditions, then I will immediately discontinue participation.
  3. I hereby voluntarily release, forever discharge, and agree to indemnify and hold harmless Releasees from any and all claims, demands, or causes of action which are in any way connected with my participation in this activity, or my use of their equipment or facilities, arising from negligence. This release does not apply to claims arising from intentional conduct. Should Releasees or anyone acting on their behalf be required to incur attorney’s fees and costs to enforce this agreement, I agree to indemnify and hold them harmless for all such fees and costs.
  4. I represent that I have adequate insurance to cover any injury or damage I may suffer or cause while participating in this activity, or else I agree to bear the costs of such injury or damage myself. I further represent that I have no medical or physical condition which could interfere with my safety in this activity, or else I am willing to assume – and bear the costs of – all risks that may be created, directly or indirectly, by any such condition.
  5. I agree that if any portion of this agreement is found to be void or unenforceable, the remaining portions shall remain in full force and effect. 
  6. I have adequate insurance to cover all personal property that I bring to Upper Iowa Resort. If I opt to not carry such coverage, I agree to bear the costs of any damage to my personal belongings myself. I am willing to assume and bear the costs of all risks that may be created by having my personal belongings placed on the property of Upper Iowa Resort. 

By signing this document, I agree that if I am hurt or my property is damaged during my participation in this activity, then I may be found by a court of law to have waived my right to maintain a lawsuit against the parties being released on the basis of any claim for negligence.

I have had sufficient time to read this entire document and, should I choose to do so, consult with legal counsel prior to booking a reservation, which acts as my electronic signature. I have read and understood this document and I agree to be bound by its terms.
